RMB Design and Build

RMB Design and Build successfully tendered for the replacement of three balconies at nos. 1-3 Mevell Court, Clumber Road East in The Park, Nottingham in 2009. The work was complicated by a number of factors and as the properties lie within a conservation area, required a high standard of finish and attention to detail. Early in the contract, the design of the foundations had to be varied because several drains were unexpectedly encountered. In all of this, the firm performed outstandingly with only minimal recourse to contingency funds. RMB achieved good working relations with the architect and structural engineer. They engaged sub-contractors for steel fabrication and joinery who were of a similarly high standard. I was particularly impressed with their confidence in tackling the unforeseen and in reassuring the owners whenever difficulties emerged. All of their staff were hard-working and personable. It was a pleasure to have them on site.

RMB Design and Build. - Recommendation.

Project. The house was a 3 bedroom Victorian semi detached in the south of Nottingham. It was neglected and most of the work that had been carried out would not meet the current building or selling requirements.

An approved architect using the owner’s requirements and ideas drew up the plans for upgrading and modernising the property. The main areas of work included:

Removal of existing out buildings and construction of a single storey rear extension to contain a study utility room and cloakroom.
An loft conversion into a 4th bedroom with an en-suite shower room
Re-wire the existing property to the required standards including a new consumer box.
Install a new boiler to meet the required standards.
Replace all existing external windows and doors with UPVC double glazing
Modernise and fit new kitchen.

The Builder.
RMB were one of 4 companies who were asked to tender for the work. The quotation that they submitted was comprehensive and detailed. They took time out to visit and assess the site and scope of the work as well as introduce the company. They provided honest and informative feedback to the many questions that we raised. At this point they provided us with confidence that the work would be carried out effectively and efficiently and any difficulties or problems that were encountered would be resolve openly and honestly.

The work.
RMB were true to their word. The work commenced on time and proceeded as expected. The standard of the work was excellent and was carried out in a very organised and efficient manner. The work extended into every room and part of the house whilst we continued to live in it. RMB staff were very understanding and accommodating and kept us informed of future work so that we could organise ourselves around this. They were as clean as possible and ensured that they left the house in a liveable state each day. The work went over the expected timeline but this was due to the additional work we asked them to undertake, which they managed very efficiently.

The result.
RMB helped us realise our dream. The finished work is of a very high standard and meets all of our expectations. The relationship we developed with RMB staff and associates is excellent and we would unreservedly recommend them to future clients.

Background
We moved into our 2 bedroom 1920’s bungalow in 2004, knowing that we had a lot of building work to do to make it into the home we wanted. We spent a year living in it – to work out what we wanted from the space - then with the help of an architect developed the plans.

RMB were recommended to us by a work colleague. They provided us with the most detailed quote of any of the building firms we invited to tender. This was perfect for us, as due to the scale of the work we were having done, we wanted to carry out elements of the work ourselves to keep costs down. RMB’s quote enabled us to plan this, and they were very helpful and accommodating about how we wanted to tackle the project. Their attitude impressed us, and it was this, along with their very competitive quote that won them the business.

Project Scope
This was a big project! Our 2 bedroom bungalow, with a small kitchen extension put on in the 80’s was to go to a 5 bedroom chalet bungalow, with a much bigger kitchen extension. Both ends of the bungalow were to be demolished and rebuilt, and the remaining part re-roofed. After discussions with RMB it was decided to tackle the work in two stages, one end at a time, to enable us to continue to live in the house while it was all happening.

Our ‘bedroom end’ 2 storey extension was built in Spring/Summer 2006. RMB were a pleasure to have on site. They were very considerate to our living arrangements, worked to schedule, and were able to deal with local Building Control for us, to resolve a couple of issues, and negotiate a structural change to the roof which gave us more space in our new ‘upstairs’. RMB were also very helpful in advising us on how best to tackle the work we’d elected to carry out ourselves. When they left us in Summer 2007 they had replaced 2 bedrooms with an extension covering 3 times the ground area, and incorporating 3 new bedrooms, a bathroom, and a fantastic huge space upstairs.

In Spring 2007 RMB came back to demolish and rebuild the kitchen extension and re-roof the remainder of our bungalow. Again they were a pleasure to deal with, and were very considerate of us living in whilst it was all happening, particularly important as we now had a small baby in the house. They made great efforts to schedule the particularly noisy and dirty work for when our son was out at nursery, and to keep pushchair access available.

Overall, we have been very happy with the high standard of RMB’s work and they could not have been more helpful and accommodating in completing the build in the way we wanted.

Conclusion
RMB have helped us to build a real family home for us to grow into and enjoy. We have enjoyed an excellent working relationship with them, and we would not hesitate to recommend them to anyone.
